The reading was the highest since June 2007.&lt;br /&gt;Wall Street economists surveyed by Thomson/IFR had predicted the index would fall to 84.9.&lt;br /&gt;The index, which sunk to a record low of 83 in March, stood at 85.8 in August 2007.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;We have to say it, we told you so!!! That's a real shocker! Of course, the "pollsters" also have conflicting numbers, it's all a matter of who you ask! My favorite source for all things real estate, is of course the National Association of Realtors!&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;We all must keep in mind whenever you are listening to real estate market news, that each market can have it's own ups and downs, &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_0"&gt;independent&lt;/span&gt; of what's happening nationwide, as well.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;Here are some of the &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_1"&gt;out-takes&lt;/span&gt; I found interesting from the AP today:&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;"The Commerce report on new home sales showed the April rebound was led by a huge 41.7% surge in sales in the Northeast. &lt;strong&gt;&lt;span style="color:#000099;"&gt;Sales were up 8.3% in the West&lt;/span&gt;&lt;/strong&gt; and 5.8% in the Midwest. The only region which saw a decline in sales in April was the South, where sales fell by 2.4%.&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;"The inventory of unsold new homes edged down slightly to 10.6 months' supply at the April sales pace, compared with 11.1 months in March. However, the April level was still about double the inventory level that was normal during the five-year housing boom."&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;&lt;strong&gt;&lt;span style="color:#000099;"&gt;"That boom ended in 2005&lt;/span&gt;&lt;/strong&gt; and since that time the housing industry has been struggling in a tough environment with falling sales and prices and rising mortgage defaults."&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;From the &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_2"&gt;NAR&lt;/span&gt;:&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;"...a greater number of areas are showing sales gains from a year ago and &lt;strong&gt;&lt;span style="color:#000099;"&gt;a recent reversal in mortgage policy means the market is better positioned for a turnaround&lt;/span&gt;&lt;/strong&gt;, according to the National Association of Realtors®."&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;"According to Freddie Mac, the national average commitment rate for a 30-year, conventional, fixed-rate mortgage slipped to &lt;span style="color:#000099;"&gt;&lt;strong&gt;5.92 percent&lt;/strong&gt;&lt;/span&gt; in April from 5.97 percent in March; the rate was 6.18 percent in April 2007."&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;"Regionally, &lt;span style="color:#000099;"&gt;&lt;strong&gt;existing-home sales in the West rose 6.4 percent in April&lt;/strong&gt;&lt;/span&gt; to a level of 1.00 million but are 15.3 percent below a year ago. The median price in the West was $285,700, which is 16.7 percent lower than April 2007."&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;What does it all mean??? I checked earlier in the week, and have been getting consistent numbers! &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;The new RMLS Real Estate Market action is out, and the results are promising for the Summer!&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;As Quoted from RMLS:&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="font-family:arial;"&gt;"April Residential Highlights&lt;br /&gt;&lt;/span&gt;&lt;/strong&gt;&lt;span style="font-family:arial;"&gt;&lt;span style="color:#3333ff;"&gt;&lt;strong&gt;April 2008 results showed a 2.4% increase in closed sales compared to&lt;br /&gt;April 2007. &lt;/strong&gt;&lt;/span&gt;On the other hand, pending sales dropped 4.6%. It's what we've all been saying... this media driven panic over the &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_0"&gt;housing&lt;/span&gt; market, is exaggerated!  &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;As quoted from USA Today: &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;10-25-2007&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;"The rebound in home sales was led by a &lt;strong&gt;&lt;span style="font-size:180%;color:#000099;"&gt;37.7% surge&lt;/span&gt;&lt;/strong&gt; in the West. Sales were also up 0.5% in the South."&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;We in real estate know there is usually a seasonal slowdown in home sales as we traverse our way through the winter months, &amp;amp; holidays.  &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;BUT the interest rates are still really good! Staging?</title><content type='html'>With Spring only a few short weeks away, many Home Owners are thinking of putting their home on the market.  But, what is staging?&lt;br /&gt;&lt;br /&gt;What sounds like just the latest "catch phrase" for the real estate market is actually serious business!  When you put your home up for sale, it is going on 'stage'!  You want your home to be front &amp; center, and in the brightest of spotlights!&lt;br /&gt;&lt;br /&gt;A good way to start preparing your home for sale is to tour professionally staged  homes currently on the market.  Check out current home design magazines, visit new furniture stores, and of course, ask your Realtor!&lt;br /&gt;&lt;br /&gt;&lt;span style="color:#3366ff;"&gt;&lt;strong&gt;Here are a few short helpful hints to prepare your home for sale:&lt;/strong&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Home Owners should stand outside their homes and take an objective look. They can boost their home's curb appeal by tidying flowerbeds, putting mulch around tree and shrub bases, and clearing foliage away from the home, foundation, and windows.&lt;br /&gt;&lt;br /&gt;If time and budget allow, paint the home's exterior with a neutral color and a lighter contrasting trim coat. Experts say a fresh coat of exterior paint can boost a home's resale value by 10 percent.&lt;br /&gt;&lt;br /&gt;Consider replacing an old, wooden garage door with a roll-up door and automatic opener.&lt;br /&gt;&lt;br /&gt;Inside, create clean and bright spaces that are free of clutter.  This cannot be emphasised too much!!&lt;br /&gt;&lt;br /&gt;Ceilings should be clean and without signs of past damage such as water spots. If ceilings are coated with acoustic spray, also know as "popcorn," which is an older treatment that's very hard to clean, consider having them scraped, &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_0" onclick="BLOG_clickHandler(this)"&gt;re-textured&lt;/span&gt; and painted soft white.&lt;br /&gt;&lt;br /&gt;Consider installing new light fixtures throughout the home, which can be purchased for as little as $20 each, and ceiling fans in the bedrooms (many models are available for less than $100). If not, at least replace all burnt-out light bulbs.&lt;br /&gt;&lt;br /&gt;Crown molding and upgraded baseboards can give a room model-home appearance at a reasonable price; walls should be free of damage and painted a light, neutral color.&lt;br /&gt;&lt;br /&gt;Carpets should be professionally cleaned or replaced with carpet of a neutral color.  Hardwoods and Laminate Floors are making a huge comeback, and should be considered as budgeting allows.&lt;br /&gt;&lt;br /&gt;Kitchens and Baths sell homes! But, just like much of the country, this month we are seeing a bit of a cold snap with snow and ice!&lt;br /&gt;&lt;br /&gt;Most people are feeling as uneasy about our local real estate market as they are about the weather. Fortunately, we long term Oregonians know that mild temperatures and sunny skies will return!&lt;br /&gt;&lt;br /&gt;For example here are some quotes from Realtor.com:&lt;br /&gt;&lt;br /&gt;“Interest rates haven't been this low for nearly 40 years”&lt;br /&gt;&lt;br /&gt;"At 6.4 percent, the average 30-year fixed rate mortgage rate remains near 40-year lows. This is more than an entire percentage point below 2000 levels. For a $250,000 loan, a drop from 7.5 percent to 6.5 percent means an annual savings of $2,000. "&lt;br /&gt;&lt;br /&gt;“Former Federal Reserve Chair Alan Greenspan recently said that housing prospects are looking up. “Most of the negatives in housing are probably behind us. The fourth quarter should be reasonably good, certainly better than the third quarter.” According to &lt;a title="NAR's Existing Home Sales Data" href="http://www.realtor.org/Research.nsf/Pages/EHSdata"&gt;industry estimates&lt;/a&gt;, 2006 will be the third-best year on record for home sales."&lt;br /&gt;&lt;br /&gt;Things are already heating up in our local real estate market!
